With several other high-rises nearby, The Mark had to find a way to separate itself from the competition. Reintroducing the project to a market with heavy similar inventory was an obstacle that was overcome by positioning The Mark as the total package, raving about its spectacular amenities and lifestyle. Through smart media buying, Cotton & Company was able to reach a large demographic of buyers by advertising through television, a marketing medium that not a lot of workout projects have the funds to use. Carefully promoting special financing and homebuyer tax credits, Cotton & Company was able to convert sales at a price point that didn't affect the brand value of the project. This integrated marketing campaign resulted in tremendous sales increases and continued traffic into the sales office.
