1000 Boulevard of the Arts is a new private bayfront condominium community located within Sarasota’s Quay Waterfront District, an evolving urban waterfront neighborhood anchored by cultural venues, public green space, marina activity, and hospitality-driven development. The project will comprise 117 residences within a contemporary high-rise tower integrated with the Hyatt Centric® Harborside hotel, introducing a dynamic blend of private residential living and urban waterfront energy.

The residential offering is organized around 17 distinct floor plans across two defined product series—the Bay Series and the Harbor Series—each thoughtfully designed to maximize views, light, and connection to the surrounding environment. Residences are oriented to capture expansive sightlines over Sarasota Bay, The Bay Sarasota park, and Quay Harbor, with layouts emphasizing open great rooms, wide terraces, and floor-to-ceiling glass that reinforces indoor–outdoor living. This approach reflects a deliberate development strategy where view corridors and location serve as primary drivers of value and livability.

The Strategy

1000 Boulevard of the Arts entered a highly visible and competitive market within the Quay Waterfront District, alongside multiple luxury condominium developments already under construction, including One Park Sarasota and The Ritz-Carlton Residences, Sarasota Bay. Each of these projects carried distinct positioning, buyer profiles, and creative identities, requiring careful differentiation to avoid market confusion or internal competition within a concentrated waterfront environment.  
  
Unlike its neighboring developments, 1000 Boulevard of the Arts was intentionally conceived for a more vibrant, socially active, and transient buyer—one drawn to energy, walkability, cultural engagement, and hospitality-adjacent living. The integration of the Hyatt Centric® Harborside hotel added another layer of complexity, as perceptions around privacy, activity, and lifestyle needed to be carefully framed as part of the project’s appeal rather than a compromise.  
  
Adding to the challenge, the project’s sales gallery was located off-site in downtown Sarasota, separate from the Quay Waterfront District itself. This required Cotton & Company to translate the energy, sense of place, and immediate waterfront context of the project into a compelling off-site sales experience—ensuring prospective buyers clearly understood the location, lifestyle, and vision for the community while also directing traffic and awareness to the Premier Sotheby’s International Realty sales gallery as the central point of engagement.
