One Park Sarasota is an 18-story high-rise condominium tower located in downtown Sarasota’s Waterfront District, Quay Sarasota. The 123-unit property features 2-, 3- & 5-bedroom plans and a dedicated 63,000 sq. ft. amenity level. One Park was developed jointly by PMG Development and JEBCO Ventures, designed by Hoyt Architects with sales operated by Coldwell Banker Realty.
One Park’s location positioned the building within the same development district as its competition with five other high-rise residential towers also being located within The Quay. The challenge was to differentiate the project from its competition and bring it to market quickly to capture post-pandemic market momentum. Cotton & Company was tasked to develop the brand and roll out a comprehensive marketing and media plan within 60 days. Cotton & Company not only developed the project name and branding, the team executed an integrated plan including digital marketing strategies, website development, social media engagement, and other lead generation channels. Cotton was also responsible for the development of the sales gallery displays, video content and printed collateral materials. One Park was one of the most successful project rollouts ever recorded in Sarasota with the achieving its 50% presale contracts within five months of its initial sales launch.
As a part of the new waterfront district, One Park overlooks Sarasota Bay and is adjacent to the Sarasota public parks and art expansion of The Bay. One Park is home to 123 total residences, ranging from 2,760 to 4,280 square feet. Along with the standard residences, One Park offers a premium Penthouse collection with six residences ranging from 3,800 to 8,460 square feet. Each penthouse includes private rooftop decks equipped with summer kitchens and plunge pools. One Park’s expansive amenity collection is highlighted by its 63,000 square foot amenity level that features a resort-style pool, poolside café, fitness center, outdoor yoga lawn, spa, theater room, wine room, conference rooms and more.
