Capital Analytics Associates’ Invest: Palm Beach 2022-2023 Launch Conference was held on December 8, 2022. More than 200 industry leaders and elected officials gathered at The Ben Hotel in West Palm Beach to celebrate the launch of the annual publication with an afternoon of networking and panel discussions.

Cotton & Company President Laurie Andrews was among business leaders gathered for the real estate panel, “Building the Beach.” Moderated by Valerie Neilson, executive director of Palm Beach Transportation and Planning Agency, the panel examined how real estate and construction sectors are responding to unprecedented growth to shape the region’s future. Andrews shared how migration patterns have transitioned the area from a seasonal address to a year-round lifestyle. She highlighted trends in development integrating the use of new technologies to provide a more robust service atmosphere with lower labor costs for delivery.. Other panelists included David Serle, president-elect of Broward, Palm Beaches & St. Lucie Realtors® and BeachesMLS, Jones Foster Shareholder James C. Gavigan Jr., and Clinton Forbes, executive director of Palm Tran.

“As we’re developing for the future, we’re finding that it’s not just businesses relocating or retirees, but also working professionals who now have the option of working remotely,” shared Andrews. “To be competitive, many developers are planning both the real estate space and the lifestyle services and amenities. New developments are providing conveniences that allow high net worth individuals to maximize their enjoyment in their downtime.” Andrews also pointed out that the need for affordable housing will need to come from redevelopment of existing neighborhoods with easy access to public transportation, rather than new community development. “If you had a piece of land given to you for free, you could not build affordable housing due to high construction materials and labor costs,” said Andrews. She pointed to the firm’s experience working in Poland, where the most sought-after community amenity was its proximity to public transportation. “Affordability is often tied to the cost of fuel and transportation for working families, and Europe has been dealing with this issue for decades.” Cotton & Company assisted Poland’s JW Construction with the sales and marketing of more than 20 communities throughout the country.
