On September 29, 2026, a Boca West home closed for $1.16 million. The same home had been purchased in 2021 for $155,000—a 648% increase in just five years. Those numbers are startling on their own. But the more important story is what those numbers reveal about a residential market that, just a few years earlier, made headlines in the New York Post for a $1 Boca Raton home.
For years, Boca West had an unusual disconnect. Boca West Country Club offered an extensive private-club experience, yet the residential real estate did not reflect the same level of value. Homes traded at deeply discounted prices, the Club was taking inventory back from Members, and public attention around extremely low-priced condominiums reinforced an outdated perception of Boca West real estate. The lifestyle and the real estate story were not aligned.
Cotton & Company saw that gap as a strategic challenge. The answer was not simply to advertise the community more aggressively. It required a top-to-bottom restructuring of the real estate proposition itself. We had to revitalize the available inventory, rethink how properties were positioned and priced, strengthen how sellers brought homes to market, re-engage the real estate community and introduce a new generation of buyers to this legendary country club lifestyle.
The goal was to connect the residential real estate experience more directly to the Boca West lifestyle. Achieving that required a brokerage operation capable of executing the strategy every day, with a hospitality-inspired service standard befitting the nation’s #1 private residential country club.
The September 29 sale is one vivid measure of what followed.
A Great Club Experience Did Not Guarantee a Great Real Estate Market
Boca West is a residential community of approximately 3,500 residences across more than 55 neighborhoods, built around one of the nation’s most recognized private-club experiences. Yet for all the investment in golf, dining, racquet sports, fitness, wellness, aquatics and Member programming, the value buyers placed on the residential real estate had not kept pace.
A world-class private club can continue investing in its Member experience while its surrounding residential market underperforms. Club amenities cannot solve dated housing inventory. Strong programming cannot correct unrealistic seller expectations. And the strength of the Boca West name alone could not ensure that homes were being presented, priced and marketed to capture their full potential.
Boca West needed a real estate strategy designed specifically for Boca West. That became Cotton & Company’s assignment.
Repositioning the Market Meant Changing the Product, Not Just the Advertising
The strategy started with the inventory itself. Cotton & Company brought renovation partners into the process to help improve and reposition available homes, while giving sellers stronger guidance on presentation, pricing and what today’s buyers expected.
But repositioning Boca West also meant reconsidering the buyer. Cotton identified an emerging audience of younger, next-generation buyers who looked at the existing real estate differently. They were less deterred by stairs or older home designs and more interested in what ownership gave them access to: a resort-style golf and country club lifestyle in Florida that could work as a seasonal or part-time residence.
Reaching that buyer required changing the way Boca West real estate was positioned and marketed. The marketing moved beyond the individual home to the larger value proposition—the Club, golf, amenities, social life and the ability to step into an established private-club lifestyle. Improving the inventory, expanding the buyer audience and changing how the real estate was presented to the market became parts of the same strategy. Marketing and inventory improvements alone were not enough. The sales operation had to be built to execute that strategy.

Building a Brokerage to Execute the Strategy
Boca West Realty was launched in 2019 as the exclusive on-site brokerage dedicated to residential opportunities within Boca West. Cotton & Company manages the operation, with Stephann Cotton serving as Broker of Record. Because the Boca West Realty team works exclusively within the community, its agents bring specialized knowledge of the neighborhoods, home types, HOA structures, Membership considerations and residential market to every buyer and seller relationship.
This gave us something uncommon in traditional real estate marketing: direct involvement from strategy through execution. We weren’t developing a marketing campaign and handing it to an unrelated sales organization. We were helping determine how the residential market was positioned while managing the brokerage responsible for bringing that strategy to buyers and sellers.

A Very Different Conversation About Value
The September 29 closing is one example of a much broader shift taking place across Boca West. The Boca West Country Club Board of Governors recently described the real estate market as “very strong,” noting increasing residential values across the community regardless of home size.
That strength is also being reflected in the Club’s own positioning. Effective October 1, 2026, the Club increased its joining fee to $215,000 and the Legacy Joining Fee to $195,000. In explaining the decision, the Board cited nearly $400 million in capital investment since 2005 with no Member assessments, broader buyer interest, increasing residential values and the desire to align Boca West’s joining fees with the broader private club market.
The relationship between the Club experience and residential real estate looks very different than it did just a few years ago. A community once associated in part with deeply discounted residential inventory is now seeing the Club itself point to increasing residential values and broader buyer interest as indicators of strength.
A Strong Club Does Not Guarantee a Strong
Residential Market
Private clubs routinely invest significant capital in golf courses, clubhouses, fitness facilities, restaurants, racquet centers, wellness programs and Member experiences. But even a world-class club experience does not ensure that the surrounding residential real estate will reflect the same value.
Dated inventory, unrealistic seller expectations, disconnected pricing, fragmented brokerage operations or an outdated residential brand can all hold a market back. The real estate has to be managed with the same strategic discipline as the club experience itself.
At Boca West, that meant bringing inventory, seller strategy, marketing and brokerage together so the residential market could more accurately reflect the value of the Boca West experience.
