Few residential developments invest at this level before construction is complete. Kempinski Residences Miami Design District has done exactly that, unveiling a $7 million sales gallery designed to immerse prospective owners in every aspect of the future residential experience.
Cotton & Company attended as a member of the strategic marketing implementation team, joining the developer, sales representatives, public relations partners and other contributors behind one of Miami’s most anticipated branded residential offerings.
The evening highlighted participation of the Rolls-Royce Club of Miami, adding another dimension to a celebration shaped by design, hospitality and the energy of The Miami Design District™. Levy Public Relations supported the opening and helped bring the project team and invited guests together for the milestone.

Where Vision Becomes Tangible
The gallery was conceived to do more than display renderings and floor plans. Its purpose is to transform architectural vision into something buyers can experience long before construction is complete.
Guests can move through a full-scale kitchen, living room, bedroom and bathroom designed to convey the proportions, materials and atmosphere planned for the residences. An immersive video room expands that experience, surrounding visitors with a more complete visual introduction to the property and its setting.
Among the gallery’s most memorable features are the light-box views positioned within the bedroom and bathroom environments. The displays can be adjusted according to the residence under consideration, allowing a prospective buyer to see the unique view from each of the individual residences.
That level of customization changes the conversation from imagining a future home to experiencing one. Buyers can begin to understand how a residence may feel at different elevations and orientations, while connecting interior design decisions with views across Biscayne Bay and the surrounding Miami landscape.
Bringing the Residential Vision Into Focus
The gallery introduces a residential program of substantial scale. Kempinski Residences Miami Design District will comprise two 23-story towers with 64 residences in each, along with six private townhomes and 20 guest suites. Approximately 70,000 square feet of amenities will extend across the North and South Towers, connected by a signature fourth-floor amenity bridge.
The residences will range from two to four bedrooms, with many including dens, deep terraces and private elevator lobbies. Rockwell Group is leading interior design, with Arquitectonica responsible for architecture and ENEA for landscape architecture.
Positioned adjacent to The Miami Design District™ and overlooking Biscayne Bay, the residences combine one of Miami’s most influential design neighborhoods with expansive waterfront views. Kempinski’s hospitality platform adds a service-led approach intended to support full-time residents, seasonal owners and internationally mobile buyers.
The sales gallery gives those ideas a physical form. Rather than asking buyers to imagine the experience from plans alone, it offers a more direct connection to the scale, setting and design language of the future homes.

A Team Effort Behind a Major Miami Launch
Projects of this scale are rarely the work of a single organization. They require architects, designers, hospitality brands, development leaders, sales professionals and marketing specialists working toward a shared vision.
DaGrosa Capital Development Partners is guiding the development vision, with Kempinski serving as the hospitality brand partner and ISG World leading sales and marketing representation. Arquitectonica, Rockwell Group and ENEA contribute specialized expertise across architecture, interiors and landscape design.
Levy Public Relations supported the grand-opening event and its communications, while the Rolls-Royce Club of Miami helped create a distinctive experience for attendees. Cotton & Company values its working relationship with DaGrosa Capital Development Partners and its role as part of the broader implementation team.
That role is collaborative by design. A development of this scope requires ownership, sales, communications, design, hospitality, and marketing partners to work toward a shared vision while maintaining clear responsibilities and expertise.
Celebrating the Next Stage
The opening of the sales gallery marks an important transition for Kempinski Residences Miami Design District. The property’s architecture, interiors, views and hospitality vision can now be experienced in a setting created specifically to help prospective owners understand what is taking shape.
“What DaGrosa Capital Development Partners has created in this sales gallery is genuinely impressive,” said Laurie Andrews of Cotton & Company. “Seth Goldman and the entire team have brought extraordinary care, ambition and investment to every detail of the experience. It was a privilege to celebrate the opening with them, and we’re proud to support the continued introduction as this remarkable residential community moves into this important stage.”
More than a sales environment, the gallery represents the developer’s commitment to presenting the future of Kempinski Residences Miami Design District with the same level of care, craftsmanship and attention to detail that will ultimately define the homes themselves.
